Answer: When I purchased my home in Massachusetts in 2001, I hired a buyer’s agent and paid him only $250 when I started working with him to cover his expenses while he found me a place.
He was paid by the seller. The total commission was 5% and he and the seller’s agent split it 2.5%/2.5%. I imagine the seller’s agents don’t like it that way but that was the agreement. For what it’s worth, this was my first home-buying experience and I wouldn’t do it again without a buyer’s agent, even if I *did* have to pay his commission. Even though his commission came from the seller, he gets most of his work by word-of-mouth, so it was in his best interest to essentially work for me.
